Value Add and Redevelopment Projects
Value-Add and Re-development projects are appealing investments because they are centered around an existing asset and inherently involve less risk. Often times it is possible to secure underperforming assets that are already cashflowing, but need capital improvements, new management, and/or repositioning to make it profitable – that’s where Edgewater comes in!

The Residences at Holy Corners
St. Louis, MO - The Residences at Holy Corners is an eight-unit, townhome-style, community nestled within the Holy Corners Historic district of the larger Central West End historic district. This project had a myriad of obstacles to overcome including: appeal of historic denial, zoning variance, boundary adjustment, re-subdivision, and local support. Lake of the Ozarks, MO - Vintage Landing is a Land Development project that involved a rezoning of 20 acres of raw land from multifamily to commercial. The rezoning has substantially increased the value of the land. Phase II of this project will include further developing the land for construction of a lake front restaurant and bar, apartments, convenience store, and retail.
